Answers to some of the most common questions that we are asked in regards to building inspections.

Building Inspections and/or Pest Inspections will take place within 24 – 48 hours on ordering an inspection, subject to access being provided by the real estate agent. However, same-day inspections may be available upon request. If you require an urgent property inspection, call us on (07) 4723 2770 and we’ll do our best to accommodate you.
Following the inspection of the property, your reports will be emailed to you the same afternoon.
Our scheduler will liaise with the real estate agent to arrange a day and time for your building inspection to take place. We will also take into account your requests. Once a time has been confirmed we will contact you to advise of the appointment day and time.

Time allocation is dependant on the size of the property. Generally speaking, we allocate 90 minutes onsite, however depending on the size and condition of the home and other varying factors the inspection time may vary.
We do invite you to attend the inspection as this will allow our inspector to provide you with a verbal report and you can see any major defects first hand and subsequently ask any questions you may have. This will assist you when you read the written report the following morning.

At the time of form filling, we will ask you for the email address where the reports will only be sent to you the ‘client’ unless you request otherwise.
Payment is required prior to the release of your inspection reports. This can be made by either of the following options Cash, Direct Deposit or Credit Card.

A standard building inspection includes the detection of minor to significant structural damage to the property’s readily accessible areas. Such areas include:
- Interior and exterior walls
- Roof space
- Roof exterior
- Floor & sub floor space
- Toilet
- Laundry
- Garage, carport & shed
- Driveways
- Stairs/steps, fencing and paths
- Non-structural retaining walls

A pre-purchase building inspection is indeed a very helpful tool for property buyers and seller, but bear in mind that it also has its limitations.
To avoid any misunderstandings, here are some things typically not covered in an inspection:
- Everything hidden by the walls and ceiling
- Home appliances
- Other home accessories
- The size and layout of the rooms
- Operation of fireplaces,
- Swimming pools and related equipment
- Review of health risks and overall building safety issues
Following your inspection, you will receive a detailed report outlining the findings. It’s important to note that your report will not include the following information:
- Minor faults or defects, i.e. things that don’t need substantial repairs or urgent attention and rectification, in view of the age and condition of the building.
- Solving or providing costs for any repair work
- Comment on the structural design or adequacy of any element of construction
- Detection of wood destroying insects such as termites or wood borers (this is why we recommend combining your building inspection with a pest and termite inspection to examine the property for termite damage or evidence of termite activity).

Termites thrives in hot and humid weather. So, if you live in Queensland where it’s warm almost year round, you may need an inspection more frequently.
We recommend you get a pest inspection once a year, every year, in order to avoid future damage and high repair costs. This way our expert pest inspectors can identify the pest before it has a chance to cause damage to your property.
